We generally look for the following, but it's not limited to these.
- No evictions filed against you, ever—no matter how long ago. Even if the eviction was dismissed in court in your favor.
- No collections to previous landlords on your credit report (such as for breaking a lease). Even if you paid them off.
- No sex offenders.
- Income at least 3x the rent with legit paystubs to prove it.
By applying, you agree to let us run a credit check and a background check on you. We also ask your previous landlords for references / rental verifications.
The only way we can tell you if your application would be approved or denied is by submitting an application and paying an application fee. But if any of the above points apply to you, then we recommend that you don't waste your money on the application fee.
How do I apply?

We do not use online applications.
How much to move in?
Generally, we ask for the first month's rent + a security deposit, which starts at $200 and depends on your credit and application. We don't charge extra surprise "admin fees," "cleaning deposits," or stuff like that you're probably used to seeing at other apartment complexes. We keep it simple and honest.
Can I hold or reserve an apartment?
Yes, we ask for at least $200 (a "holding fee") that goes toward your initial move in costs (which is usually the first month's rent + the security deposit).
This $200 is not refundable if you back out. Once you pay it, we can wait until an agreed upon date for you to move in, but if you were to change your mind, we would not refund the $200 because we could have rented it to someone else while we were waiting for you.
What ways can I pay rent?
In person, at our leasing office, you can drop off a money order.
In person, these are the payment methods we accept:
- Money orders
- Cashier's checks
- Checks (but we don't accept checks for late rent payments; after the 5th, you must pay with a money order)
- Credit cards (3% fee)
- Debit cards (3% fee)
The cheapest place we know of to get a money order is from Sigue. It only costs $0.50. There is a check cashing place in the Albertsons shopping center across the street that offers Sigue money orders. Walmart also has cheap money orders.
Or pay rent online with a card, bank account, PayPal, or even Bitcoin. You don't need a login or username to pay rent online—just type in your apartment number.
For online payments, cards cost 3% extra, bank payments only a flat fee of $5.
These are the minimum transaction fees that come with processing these payments. We do not make any extra money from these fees.
You don't need to wait several days for small deposits to verify your bank account. It just works instantly as long as you have an online banking login for your bank or credit union.
Bitcoin, Ethereum, and other supported cryptocurrency payment methods are supported using Coinbase's infrastructure to handle payment processing. There are no extra fees for paying with cryptocurrency…beyond the inherent network/miner fees you would pay on your end to send the payment. Can I pay rent online?
Yes, go to https://pay.sunchaselv.com on your phone or computer.
For online rent payments made through Sun Chase Apartments's payment website/payment portal, we accept:
- Credit cards (3% fee)
- Debit cards (3% fee)
- PayPal (3% fee)
- PayPal Credit (3% fee)
- Bank account—ACH direct debit ($5 flat fee)
- Cryptocurrency—Bitcoin, Etherum, Bitcoin Cash, Litecoin (no extra fee)

How can I pay rent online without paying fees?
- Venmo (recommended): Search for @sunchaselv or send money to email@example.com In "What's it for?", put your apartment number so that we know you paid.
- Zelle: Send money to firstname.lastname@example.org In the comments line, put your apartment number so that we know you paid.
- PayPal (complicated, not recommended): Send money to email@example.com. Select "Sending to a friend" and use your PayPal balance or a linked bank account. If you don't use the Friends & Family option or if you use a card, then PayPal will charge us transaction fees, which we would expect you to pay.
Venmo and Zelle both offer free money transfers. (On Venmo, you should fund your Venmo balance with a debit card or a bank account, not a credit card, since Venmo would charge you 3% for using a credit card.) Venmo and Zelle are by far the easiest and cheapest way to pay, and you still get to skip all the lines. 👏
You may have access to Zelle through your bank or credit union's mobile app. But if not, as long as you have a debit card, you can install Zelle and start using it to pay.
Do I just pay electric? What utilities are included in the rent?
Yes, you just pay electric. Water, sewer, and trash is included in the rent. Unlike a lot of buildings, we do not surprise you with extra fees every month on top of the rent.
Electricity, cable, internet, Wi-Fi, or anything else is not included.
Gas or electric?
All electric. All of the appliances are electric. You just have to pay your electric bill every month. In Las Vegas, at the moment, there is only one electric company.
What cable/internet/Wi-Fi can I get?
All our apartments are already wired for cable.
Can I have a satellite dish?
We do not allow satellite dishes anymore. We are phasing them out for new move-ins.
What if I move in the middle of the month? Is the first month's rent prorated?
To move in, you must pay a full month's rent. Your next rent payment will be prorated—a smaller amount.
For example, let's say you move in on the 15th of June; there are 16 days left in the month. Before you move in, you pay the full rent, say, $800. Then next month, on July 1st, your rent is only 16 days worth of rent: $427.
We just want the bigger amount of rent first. In the end, you only ever pay rent for the days you were actually here.
How much is the security deposit?
Usually $200, but it depends on your application.
Do you have admin fees?
No, we don't have admin fees. We don't have "cleaning deposits," "utility fees," or any hidden fees. You just pay the rent every month.
What's the application fee?
The cost to apply is currently $45 per adult as a money order. If you are paying with a credit card or debit card, the application fee is $50 per adult. These prices are subject to change without this statement on this website, or any other marketing material, being updated.
Do you have online applications?
No, we do not use any online applications. To apply, you have to come in person to our leasing office. Bring your photo ID and proof of income.
Is it safe? 😟
😇 This is the safest area close to the Strip.
It's not easy to find a place in Las Vegas so close to the Strip and still so safe. This is literally the only one. You can check—it's all public record. We are very proud of that, because it took us a lot of work through our efforts in the community to get this reputation. That's why we never have problems finding tenants. Everyone recommends their friends and family. Watch out when you see buildings advertising $499 move in specials…it's usually for a reason.
🐕 Pet friendly? What's your pet policy? Do you take dogs?
Yes, Sun Chase Apartments is pet friendly. No pet deposits! We take all dogs, even large dogs. There is a monthly pet rent for dogs—starting at $25 per dog for small dogs; higher for larger dogs depending on weight and/or breed. We don't charge anything for cats.
Do you have pet deposits?
No, we do not charge pet deposits for dogs or cats.
Do you have pest control?
Yes. We have a professional pest control company that sprays for bugs every single week. If we get roaches, they're not here for long.
What if a maintenance emergency happens after hours?

If you are locked out, be prepared to show a government-issued photo ID (that matches the name on the lease) and to pay $40 cash to the employee who shows up to unlock your door.
Maintenance will only come out on an emergency call for serious issues like no air conditioning or a flood. Most other things, such as a clogged sink, will have to wait until the next business day.
How long is the lease/contract?
We only do 1 year leases. No 6 month leases and no month-to-month arrangements.
What are the public schools?

Is there enough parking?
Every tenant has one covered parking spot that is reserved and assigned. There are lots of uncovered spaces for extra cars or guests.
What amenities do you have?
- Putting greens—miniature golf
- Swimming pool and hot tub/jacuzzi/spa
- Gym / fitness center open 24/7
- Public park literally next door—has basketball courts, tennis courts, a skate park, playgrounds, and a huge grassy area
When is rent due?
Rent is due on the 1st of every month. But we don't charge late fees until after the 3rd, so the 3rd of every month is the last day to pay without late fees. If rent for the current month has not been paid by the 3rd day of any calendar month, the late fee incurred is 5% of that month's rent (which may be a higher rent if a rent increase was given) plus professional server costs.
If you are a current resident, see your lease for the full and only authortative policy on late fees. What is written here or on any other promotional material does not constitute a rental agreement.

Do you take Section 8 housing authority vouchers?
No, we do not take Section 8.
Are you a second chance property?
No, we are not a second chance property and do not offer second chance rentals.
